Buying a home can always be a very challenging and emotionally draining process but during this unprecedented competitive market you may need all the help you can get. I cannot emphasize enough how important it is who you choose to represent you. If you are looking for a home in Glendale/La Crescenta or nearby areas, Edwin is an excellent choice. He is local and will always make time to show you a home even on short notice. He has been facilitating the buying/selling of homes over 20 years in the area, so he is very familiar with the type of properties and their characteristics. He has a lot of experience renovating homes so he can tell you details about a property that you may have not noticed yourself. If you check out Edwin’s transaction history it is obvious that he is pretty successful, yet he has no interest in putting you in a home that he does not believe is a good fit for you and he is going to do his very best to not let you underbid or, more importantly, overbid for a house. There were a few times when we were about to make an offer on a property, but Edwin strongly advised us not to. In retrospect, we are extremely grateful that he convinced us to keep focus on the priorities we are looking for in a home and to stay the course with our gameplan. As I mentioned earlier, Edwin has been very successful in the area for over 20 years so it should not be a surprise that he has an outstanding reputation with other realtors in the area. He is a great negotiator, not in a sleazy used car salesman kind of way but more in a collaborative partnership kind of way, where both parties are pleased with the end result. Like it or not, when you are competing with anywhere from 10-70 prospective buyers, every little detail that sets your offer apart from the rest could make or break your chances. If the selling realtor on the other side of the table has had a very positive experience working with Edwin in the past or is familiar with his excellent reputation, then that could help your case immensely. Speaking from my personal experience, we could not be happier with our new home and we cannot thank Edwin enough for all his help. Even after getting our offer accepted, Edwin made sure we avoided any common pitfalls that could delay the closing of escrow and, as I am writing this review, he is still hooking me up with lists of all his handymen, electricians and plumbers to help with minor repairs/upgrades around the house."

"Edwin is awesome! We were really struggling in our home search process. We were losing on offers and having a hard time finding houses that met our needs and search criteria. We started working with Edwin in June 2015, it felt like a sellers market, homes going for well above asking price and very quickly. We needed a new strategy and met Edwin at an open house we had visited. We were impressed that he knew the area well and had great determination, so we figured we'd give him a try to work for us. He called us about a house in an area that met all of our needs that we hadn't previously considered. The house was a great fit for us and he was able to get us a showing before the open house. Long story short, we knew in the first 10 minutes this was the house we wanted. Then Edwin stepped in and was able to help us structure a deal with the seller that same day! I left his office at 11:30pm on a Friday night, the same day he had showed us the property--and he insisted that he take me out to dinner! And that was just the beginning! From that day forward he guided us step-by-step through the process as first time home buyers, he had experts that helped us with the loan, inspections, everything. We were treated like VIPs by all of the folks he recommended and got great service as a result. We closed as quickly as possible, and got the concessions we needed from the sellers. "In a city like Los Angeles, anyone can throw a rock and hit a slick salesperson with empty promises. However, Edwin Ordubegian has given me a reason for hope. This man has profoundly changed my thinking and is a throwback to an earlier era where a man shakes your hand and delivers good on his word. He really made us feel that he was working on our behalf, and not just pushing us in a direction to make a quick sale. He was patient. He listened. He was tenacious. In this current market where houses often receive multiple offers he fought on our behalf behalf and never stopped. He offered sound advice and through his integrity he has built a coalition of like minded honest mortgage brokers, contractors, and insurance providers which he introduced us to. At one point we were resigned to purchase a home that had some flaws and weren't really thrilled about. Edwin had spent a considerable amount of time negotiating and writing up the offer but sensed how we felt. He threw the offer in the wastebasket and said "You are my client and I promised to find your dream home and I mean that." He answered every question and explained every form and every part of the process clearly and thoroughly. He has been very patient with us and he was always making sure we were feeling confortable with everything.
